316 Adelaide: New End of Trip Facilities now open
Last Wednesday the 28th of May, our team had the pleasure of officially welcoming tenants to the brand-new End of Trip Facilities at 316 Adelaide St, Brisbane with complimentary coffee and a tour of the amenities. Following the successful re-incorporation of the former EOTF space into NLA in late 2024 for a Class 9a Premises that would end up being leased to QLD Health, our team set about finding the appropriate space to curate a new and improved offering for our occupiers.
Working alongside our valued client MRL Investments and the team at Fused Projects, Trident Property Advisory assisted in conceiving and delivering this transformative building project. Through a review of the utilisation of space, Trident Property Advisory developed a scheme to convert underutilised building storage areas, dated unused contractor bathrooms and engineer an infill slab over a double height basement space from a lower floor to bring the facilities together. The areas used were non-income-producing areas.
The result is a best-in-class EOTF that offers tenants significantly improved amenity with a full towel service, water fill points, lockers and private showers with wall to ceiling partitioning compared to the more common cubicle approach. Moreover, the conversion of the previous facilities has added 60sqm in NLA in 2024 for our client resulting in a conservative value uplift of circa $550,000.00 against project costs less than half of this amount.
