The Opportunity
A greenfield site at 36 Hofmann Drive, Noosaville, offered a prime location with existing approval for a medical facility. Leveraging its position opposite Noosa Civic and the area’s growth, the project aims to deliver the Sunshine Coast’s latest premium medical facility, featuring specialist suites, oncology services, and access to cancer research, designed for both aesthetic appeal and functionality.
The Project
Trident’s proactive approach was key in advancing this high-end development. We collaborated closely with Noosa Council and joint venture partners to refine the design within the existing Development Approval (DA). In November 2022, Trident entered a conditional contract to purchase the site and, in December 2022, submitted a Material Change of Use (MCU) application for a 3,800 sqm Class 9a medical centre, which was approved in February 2023. After acquiring the site for $12 million in April 2023, Trident managed the project with excellence, engaging Integral Construction in July 2023 and securing a $22.5 million debt facility from Commonwealth Bank in February 2024.
The Results
In December 2024, the project achieved practical completion, delivered under budget. The facility was 73% pre-committed, anchored by Cancer Care Associates under a 20-year lease. This $45 million medical facility will provide unitholders with secure, long-term income and significant growth potential, further solidifying Trident’s reputation for delivering high-value development projects.
